The important part, in plain words. Property Tax Buddy provides verified public records and general self-help information. It is not legal, tax, financial, or appraisal advice, and it is not a substitute for the advice of an attorney or other licensed professional. We never file an appeal for you and we never appear on your behalf. You decide what value, if any, to claim in an appeal, and you file it yourself.

What the free check does

You give us an address, we read your county's public assessment records and its published comparable sales, and we tell you what those records show. We frequently tell people that appealing would not help them. That is the point of the tool.

The check reports facts from public records and arithmetic performed on those facts, such as the range and middle value of recent sales. It does not state our opinion of what your home is worth. That conclusion is yours to reach.

What the packet is

An evidence packet assembled from your county's own records: the comparable sales or comparable assessments that fit your state's argument, your property record, a worksheet on which you write the value you believe is correct, filing instructions, and a letter you complete and sign. Every value conclusion in it is yours.

The free launch season

During our launch season, which runs through the fall 2026 appeal cycle, the packet is free. What we ask in return is honest feedback: we email you the packet link when it is built, then at most two follow-up emails asking how it went. Answering is voluntary and the packet is yours either way. We may end or change the free offer for new requests at any time, and every packet already delivered stays delivered and stays yours. Nothing you tell us is published unless you expressly give us permission, and anything we do publish with your permission carries your first name and city only, plus a note that you received the packet free as an early user.

Accuracy, and its limits

Our information comes from county systems, and we show you where each number came from so you can verify it. County records contain errors, county systems go down, and deadlines change. We check what we can and we tell you when we are unsure. We do not warrant that county data is correct or current, and you should confirm your own deadline against the notice your county mailed you.

No promise of an outcome

Nobody can promise you a reduction, and anyone who does is not being straight with you. Appeal boards decide on the evidence in front of them. What we can tell you is what the records show and what boards in your area have actually done, which is why we publish real numbers rather than flattering ones.

Our guarantee when a packet is paid for

This applies whenever we charge for a packet, which during the free launch season is never. If you paid, you filed your appeal following the instructions in the packet, and the process ended with no reduction at all, we refund the full price. Email us your board's decision letter and the refund goes back to your original payment method. No form and no argument. A free packet has nothing to refund, and the honesty gate applies to it all the same.

Your part

What we own, and what you may do with it

The underlying county records are public. The way we assemble, organize, and explain them is ours. When you receive a packet, free or paid, you may use it for your own appeal in any way you like, including filing it with your county and showing it to your board.

Limit of responsibility

To the extent the law allows, our responsibility to you for any claim connected with this service is limited to the amount you paid us, which for the free check is nothing. We are not responsible for outcomes that depend on your county, your board, or decisions you make.

Where disputes are handled

These terms are governed by the laws of the State of Oregon, where this business is based, without regard to conflict of law rules.

Changes

If these terms change, the date at the top changes. Changes apply going forward, not to a packet you already received.
