What the packet is

It's the evidence a homeowner needs to argue their own assessment appeal, built from the county's own published records for one specific property. Depending on your state, that means the comparable sales or the comparable assessments that make your case, your home's own county record laid out so you can check it for errors, the numbers worked through, and a plain walkthrough of the filing itself: which form, which office, and the deadline trap that catches people.

And you file it yourself, which really matters: filing costs nothing in every county we cover. We never file for you, never represent you, and never appear at a hearing. The packet organizes the public facts. The conclusions and the signature are yours.

Why it is free

We launched in August 2026, so honestly, pretty much nobody's heard of us yet. And in this market that puts us in familiar company, because the paid services selling appeal help have almost no independently verifiable reviews either. We'd rather earn the proof than charge for promises.

So we're doing what a movie studio does with a test screening. The product's finished, we give it away to the first audience, and we ask what worked and what didn't. Their screening costs a theater. Ours is software reading public records, so giving it away costs us pretty much nothing, and what comes back decides what we fix and what we charge when a price returns.

What we ask in return

Here's how it goes: about two weeks after your packet arrives, we'll email you once and ask four things: did you file, was anything confusing or wrong, would you have paid for this, and can we share your words. A while after that, maybe six weeks or so, one more email asks how it actually ended, because a hearing takes time.

And that's the entire ask. Answering is voluntary, the packet is yours either way, and telling us "this confused me" helps us more than a compliment. If you do let us quote you, we'll show your first name and city only, we'll say plainly that you got the packet free as an early user, and you can pull your words back any time by emailing hello@propertytaxbuddy.com.

We only ask for honest feedback, never for praise. A free product traded for a positive review is exactly the kind of deal federal endorsement rules exist to stop, and it's also the opposite of how we're trying to build this company. If the packet lets you down, we want that in writing more than we want anything else.

The catch, which is the opposite of the usual catch

Here's the part that surprises people: we'll refuse to build you a packet if the evidence says you'd probably lose. The checker reads your county's own records first, and when the numbers show your home is assessed fairly, or the saving is honestly too small to be worth an afternoon, we say so and stop. Most people who check get exactly that answer.

And that rule doesn't bend for a free packet. Handing you a weak case wastes your time, and in some states it can genuinely cost you: a New Jersey owner whose assessment sits below the common level range can have it raised, and a Georgia owner who appeals during a value freeze can lose the freeze. The free season changes our price. It doesn't change our answer.

Where this works right now

Now, the list is short on purpose: seven counties across six states, plus Oregon's checker. We only turn a state on after we've read its appeal rules ourselves and tested its county data on real homes, because a packet built on guesses is exactly the thing we started this to replace.

What happens after you check your address

  1. The checker reads the county's records and gives you the honest verdict on the spot, free, no account.
  2. If the case is real, you enter your email and we build the packet for your exact property right then. It takes about a minute, maybe two, and the link lands in your inbox so it isn't lost when the tab closes.
  3. Your deadline facts are printed inside the packet, and the filing steps are written for your specific county.
  4. Two weeks later we ask how it went. Once more after that, we ask how it ended. Reply to any email and we'll stop writing to you.

Will it stay free?

Yes, through the whole fall 2026 appeal season. In January 2027 we'll set a price using what early users tell us a fair one actually is, and anyone who got a free packet keeps it, keeps the link, and owes nothing. We're saying this now so nobody feels tricked later: free is the launch deal, honest feedback is the price, and a paid version will eventually exist because a business that earns nothing can't keep its servers on.

The plain-language fine print

Basically, the packet contains verified public records and general self-help information for one property. The free offer runs through the fall 2026 appeal season, and we can end or change it for new requests at any time, though every packet already delivered stays delivered. We store your email to send the packet link and the two follow-up emails described above, and that's all we use it for. Feedback you submit is stored so we can read it, and nothing you write gets published unless you tick the permission box, in which case it appears with your first name and city and a note that the packet was free.
