Every New Jersey town has its own official ratio, published by the state each October, and it decides most home appeals with simple arithmetic. Here's every town's 2027 number, its range, and its deadline.
So here's the short version. In most towns, a board has to cut your assessment if your home's really worth less than your assessment divided by the town's upper limit, and it has to raise it if your home's worth more than your assessment divided by the lower limit. In 82 towns, mostly in Monmouth County and towns that recently revalued, the test is simply whether your assessment's more than your home would sell for. Appeals are due January 15, 2027 in Burlington, Gloucester and Monmouth counties, and April 1, 2027 everywhere else, or May 1 in a town that's revalued.

Every ratio is from the New Jersey Division of Taxation's Table of Equalized Valuations for 2026, promulgated October 1, 2026, the table county boards apply to 2027 appeals. The range is the ratio plus or minus 15 percent of it, capped at 100 percent, under N.J.S.A. 54:51A-6. Which towns use the market value test follows the Monmouth County Board of Taxation's handbook and, elsewhere, a ratio of 99 percent or more.
