Almost every home in Lincolnwood sits in Niles Township, and that's what decides your appeal dates, because Cook County opens appeals one township at a time.
Cook County gives you two separate free appeals on the same assessment, at two different offices. Here's where Niles Township stood when we checked both calendars on October 7, 2026.
That's pretty close to Cook County as a whole, where 19.4 percent of house appeals won. Put plainly, about 84 out of every 100 Lincolnwood homeowners who appealed got nothing back for their afternoon.
Now, in Illinois you don't win by arguing what your house would sell for. You win by showing that homes pretty much like yours, nearby, are assessed lower per square foot than yours is. The state appeal board asks for at least three comparable homes, and if you sit above their range you have a case. We took every 2024 house appeal in the Cook County Assessor's published appeals dataset and matched each property's PIN to its address in the Assessor's addresses dataset, so these are Lincolnwood's own numbers rather than its township's. Houses are classes 202 through 210, 234 and 278. A win means the certified value came in below the value the county mailed out. We only publish a town with at least 150 decided cases, because a rate built on fewer honestly isn't worth trusting.
